To prepare a true CMA, we first conduct a walk-through of the home, noting all features and the home’s general condition. We then do in-depth research on local stats to help arrive at a home value. Our research includes reviewing the past year’s local home sales that have closed, active listings in your area, pending sales that haven’t closed yet and expired or canceled listings. We generally do not factor in the prices of distressed sales such as short sales, foreclosures and auctions.
